Every year around Labor Day, the Minnesota market settles into a new rhythm, and this fall is following that pattern with a few wrinkles worth paying attention to. Whether you’re thinking about selling this month or waiting for spring, here are the three shifts we’re watching right now, and what they mean for your next move.

1. Showings have cooled, and homes are sitting a little longer. We started noticing this in late August, and it’s carried into early September. Some of it is simply seasonal; the return to school and the post-Labor Day slowdown pull buyers’ attention in other directions every year.

But the effect is real: where homes were averaging around 45 days on the market this summer, we’re now seeing that number climb closer to 60. Plenty of homes still sell right out of the gate, so this isn’t a reason to panic. It’s just the market moving at a different pace than it was two months ago, and knowing that changes how you approach a sale.

2. Price adjustments are becoming more common, and here’s why. This is the part we want to explain carefully, because it’s easy to misread. Sellers aren’t necessarily overpricing their homes, and values aren’t falling. What’s happening is more subtle. Pricing tends to lean on historical data, what comparable homes sold for in the recent past, and then adjusts from there.

When buyer demand shifts the way it has this fall, the pricing has to shift with it. So for homes that aren’t selling within the first few days, we’re seeing adjustments made to meet the market where it actually is. In a shifting market, you just have to approach pricing and read the information a little differently, and that’s exactly the kind of thing an experienced agent watches closely.

3. Smart sellers are already prepping for spring, right now in September. This is the move most people don’t think about, and it’s our favorite tip of the season. A lot of the sellers we’re talking to are getting their spring exterior photos taken this month. Think about it: Minnesota’s spring market is February, March, and April, and if you look outside during those months, it’s not exactly picture-perfect for curb appeal.

So we’re capturing those lush, green exterior shots now, while everything still looks its best, and saving them for the spring launch. Interior photos can be taken closer to your list date, but pairing them with vibrant, green exteriors makes the whole listing pop. That prep goes beyond photos, too. We’re seeing sellers get ahead on the details that make a home shine on camera: freshly mowed lawns, newly blacktopped driveways, the finishing touches that translate to a stronger first impression when the listing goes live.
