Summer’s winding down, which means the fall market in Minnesota is officially underway. And if you’ve felt like things slowed down over the past few months, you’re not imagining it. But the interesting part is what happens when you set that feeling aside and look at the actual numbers.
The data looks almost identical to spring. Pull the fall figures and put them next to what we saw earlier this year, and they line up almost exactly. Pricing is flat. Showing activity is down a little, though nothing dramatic. Days on market have crept up slightly. Those are real shifts, but they’re subtle ones, and they don’t change the headline: Minnesota is still very much a seller’s market, even if the day-to-day pace doesn’t always feel like it.
This summer broke from the usual rhythm. In a typical year, things pick up late June into July, then taper off toward Labor Day as families settle into school schedules. This year ran in reverse. June slowed down the way it usually does, with vacations, grad parties, and packed summer calendars pulling attention away from house hunting.
But July, which normally brings a bump, stayed quiet. It wasn’t until about mid-August that activity started to climb, which is the opposite of the usual end-of-summer lull. Every year has its own nuances, and this one flipped the script.
We’re anticipating a strong fall. The expectation is more new inventory coming onto the market, which means fresh properties for buyers to choose from. Maybe not a flood, but new options, and that matters after a stretch where selection felt thin. For buyers who’ve been waiting for something new to come along, fall could be the season it happens.
For sellers, the message hasn’t changed. Proper pricing is still the single most important thing right now. Get the small projects done, and make the home look as good as it possibly can. With showings down a little, every showing carries more weight, so the goal is to capitalize on each one by having the home in the right spot before buyers walk through.
When multiple offers do show up, they’re landing on the homes that are genuinely neat, clean, and buttoned up. There are always exceptions in certain price points and locations, but the pattern is clear: homes where the fogged windows have been handled, the ash trees have been taken care of, and the paint and flooring that needed addressing have actually been addressed are the ones moving quickest. Condition is doing the heavy lifting.
None of this is a reason to sit on the sidelines. It’s a reason to be intentional. The sellers who price right and present well are still winning in this market, and the buyers paying attention to new inventory this fall have a real opening.
