If you’ve been keeping an eye on the real estate market this spring, you’ve probably noticed things feel a little different heading into summer. The headlines aren’t all bad, but they’re not all great either. The reality is somewhere in the middle, and right now, there are three specific trends shaping how buyers and sellers should be thinking about their next move.

Here’s what we’re seeing in the Minnesota market as we head into early summer.

1. Proper pricing is absolutely essential. This is the single biggest factor right now. Homes are either selling immediately, in the first weekend or first few days, or they’re sitting for a while, and there’s not much in between.

That gap matters. If a home sits, it’s telling you something. The absence of feedback is feedback. A lack of showings or quiet from the agents who do come through is data, and it usually points back to one thing: pricing.

For sellers, this means the days of testing the market with an aggressive list price are behind us. Buyers have options, they’re paying close attention, and they’ll wait you out if the number doesn’t match the value.

Pricing it right from day one is what gets you traffic, showings, and ultimately an offer.

2. The rate environment is shifting again. Mortgage rates have been creeping back up. As of mid-to-late May 2026, we’re almost touching 7% on the 30-year fixed, which isn’t the direction anyone wanted to see heading into the busiest stretch of the year.

We aren’t loan officers, so we won’t dig too deep into the mechanics, but here’s what matters for buyers: a lot of you are very rate-conscious, and that affects activity in the June and July window that has traditionally been a popular time to buy.

What loan officers are reporting right now is that buyers aren’t just looking at the price of the home or the rate in isolation. They’re asking one question: can I afford this payment? The rate plays into that. The price plays into that. But the monthly payment is the number that drives the decision.

If you’re a buyer, the takeaway is to talk to a lender now, run the numbers based on today’s rates, and understand exactly what your payment looks like before you start touring homes.

3. Seller activity is increasing. Heading into June and July, we’re meeting with sellers at every stage of the selling cycle, some coming on the market in early summer, some midsummer, some late summer. Inventory is growing.

That’s a good step for our market. More inventory means more options for buyers and a healthier overall environment. The question that remains to be seen is what happens with buyer activity: how many buyers actually enter the market over the next couple of months, and whether the growing inventory gets absorbed or starts to build up.

For sellers, this means more competition is coming. If you’ve been thinking about listing, the homes hitting the market in May and early June will face less competition than those in July and August.

All in all, we’re still in a balanced market. According to the Minnesota Association of Realtors, pricing is relatively flat, a product of where values have gone, combined with rate movement and buyer affordability concerns.

That flat pricing circles us right back to point number one. When pricing is flat, the margin for error on your list price gets smaller. A home that’s even slightly overpriced doesn’t just sit for an extra week. It sits for a month, gets stale, and ends up selling for less than it would have at the right price out of the gate.
